Why Security Deposits Matter

Some hosts skip security deposits, worried they deter bookings. Our experience is the opposite: handled professionally, deposits protect owners, reassure genuine guests, and quietly filter out the tiny minority who intend to treat a home badly.

What a deposit actually does

A pre-authorised hold — typically a few hundred pounds, scaled to the property — sits against the guest's card for the stay. If nothing happens, and almost always nothing does, it releases automatically. If something is damaged, there is an immediate, agreed mechanism for putting it right without confrontation or chasing.

The psychology is the real product

Guests with their own money at stake behave measurably better: shoes off when asked, candles unlit, house rules read. The deposit's greatest value is the damage that never happens. Genuine guests are not deterred — they expect deposits, exactly as they would at any serious hotel or agency.

Documentation makes deposits fair

A deposit is only as good as the evidence around it. Our changeover process photographs condition between every stay, so any claim is specific, timestamped and indisputable — protecting guests from unfair charges just as much as owners from unfair losses. Fairness is what keeps reviews intact even when a deduction is made.

Deposits within the wider system

Deposits handle the small and immediate; larger risks are carried by damage protection and proper insurance, with guest verification reducing the chance either is ever needed. Together they form the layered approach we describe in Damage Protection Explained.

Every property Prima Stays manages runs deposits as standard — invisible when unneeded, invaluable when not. It is one more way professional management lets owners sleep well.
