How much does holiday let management cost in the Cotswolds?
Our fee is a flat 15% of booking revenue, reduced to 12% for your first month. It covers the complete service: listings and marketing, dynamic pricing, guest communication, cleaning coordination, maintenance and monthly reporting. For comparison, the national operators advertise commission starting from 14% to 20% of revenue, in some cases plus VAT and a one-off onboarding fee (October 2026).
Which parts of the Cotswolds do you cover?
Our focus is the southern Cotswolds, within reach of our base in Bath: Castle Combe, Marshfield, Badminton, Tetbury, Malmesbury, Nailsworth, Minchinhampton, Painswick and Cirencester. If your home is further north, call us and we will tell you straight whether we can look after it properly.
Is holiday let demand in the Cotswolds seasonal?
Less than you might expect. Summer and school holidays are the peak, but the Cheltenham Festival, Badminton Horse Trials, autumn at Westonbirt, Christmas and winter weekends by the fire all bring bookings. We price every night against that calendar so quieter weeks still earn.
Do you manage period properties?
Yes. Period homes are what guests come here for, and we manage a Georgian apartment in central Bath. Older buildings need more care, so we give guests clear house guidance and check the property between stays.
I already host on Airbnb. Can you take over my listing?
Yes. We can join your existing listing as co-host, so the listing, its reviews and its history stay in your name while we run it day to day. We can also add Booking.com, Vrbo and direct bookings so you are not relying on one platform.
How much could my Cotswolds property earn?
It depends on location, size, parking and finish, which is why we do not publish a headline figure. We prepare a free income projection for your exact postcode from live market data, and we keep the numbers conservative so you can plan on them.
I live away from the property. Can you manage it without me?
Yes. The service is built for owners who are not nearby, whether that is London or overseas. We deal with guests, housekeeping and maintenance, and you see everything in a monthly statement and the owner portal.
Can I still use the property myself?
Yes. Tell us the dates you want and we block them on every platform. The home stays yours.
How and when am I paid?
Our fee is deducted at source and your net income is paid directly to you. You receive a clear statement every month and can check bookings and occupancy at any time in the owner portal.
