Airbnb Co-Hosting in Bath: How It Works for Owners

Ashton Taylor · Founder & Director 8 October 2026 3 min read

Plenty of Bath owners start by running their own Airbnb. It works, the reviews are good, and then the job grows: messages at midnight, changeovers on your day off, prices you have not looked at since spring. Co-hosting lets you hand over the work and keep the listing.

What a co-host is

Airbnb lets the owner of a listing add co-hosts to it. A co-host works on your listing from their own Airbnb account, so you never share a password. The listing stays in your name, with the reviews and the booking history you have built.

What a co-host can do

Airbnb sets three levels of access, and you choose which one to give:

  • Full access. Messages guests, manages the calendar, the listing and the pricing, and handles reservations and damage claims.
  • Calendar and messaging access. Messages guests and sees the calendar, without changing it.
  • Calendar access. Sees the calendar and nothing more.

A manager running the property for you needs full access. A cleaner needs calendar access only.

What stays yours

You remain the listing owner. Only the owner can set up or change what a co-host is paid through Airbnb, and a co-host cannot see or change your payout details. You can remove a co-host whenever you choose.

Five signs it is time to hand over

  • You answer guests late at night. Slow replies cost bookings, and fast ones cost you your evenings.
  • Your price is the same in February and December. Demand in Bath moves with the Christmas Market, graduations and rugby weekends. A flat rate undersells the busy nights and leaves the quiet ones empty.
  • Changeovers depend on you being in Bath. A holiday or a busy week at work should not close your calendar.
  • You are only on Airbnb. Booking.com, Vrbo and direct bookings reach guests who never open the Airbnb app.
  • Your reviews have started to mention small things. A blown bulb or a late reply is a sign the job has outgrown the time you have for it.

What changes with a manager as co-host

The guest sees the same listing. Behind it, pricing is set night by night, messages are answered quickly, changeovers are arranged and checked, and the home goes on to more platforms. You get a monthly statement and your time back. We set out the difference in why professional management makes the difference.
