Bath is one of the strongest short-let markets in the country, and one of the most demanding. Guests arrive expecting Georgian elegance and hotel standards. The calendar swings with the Christmas Market, graduations and festival weekends. A slow reply or a missed changeover costs a booking and a review.
Managing that well takes someone on the ground. Prima Stays is based in Bath and takes on a limited number of homes, so each one gets its own pricing strategy, a listing built to stand out and a manager who knows the property personally. You receive a monthly statement and a well-kept home. We handle the rest.
Already hosting on Airbnb and worn down by the workload? We can step in as co-host on your existing listing, so the listing, its reviews and its history stay yours while we run it day to day.

Bath's visitors are not one market but several, which is why well-run homes here stay busy through the year.
The homes that perform best are well-presented one- and two-bedroom apartments within walking distance of the Abbey, and family houses with parking on the edge of the city. Read more in why Bath is one of the UK's strongest short-term rental markets.
We cover the whole city and the villages within easy reach of it.

Our fee is a flat 15% of booking revenue, reduced to 12% for your first month. It covers the complete service: listings and marketing, dynamic pricing, guest communication, cleaning coordination, maintenance and monthly reporting. For comparison, the national operators advertise commission starting from 14% to 20% of revenue, in some cases plus VAT and a one-off onboarding fee (October 2026).
Everything needed to run the home as a short let: listing creation and photography, distribution across Airbnb, Booking.com, Vrbo and direct bookings, night-by-night pricing, guest communication and vetting, housekeeping and linen, maintenance, safety compliance tracking and a monthly statement.
Yes. We can join your existing listing as co-host, so the listing, its reviews and its history stay in your name while we run it day to day. We can also add Booking.com, Vrbo and direct bookings so you are not relying on one platform.
It depends on location, size, parking and finish, which is why we do not publish a headline figure. We prepare a free income projection for your exact postcode from live market data, and we keep the numbers conservative so you can plan on them.
Check three things before you list: your lease (many leasehold flats restrict short lets), your mortgage lender's terms and your insurance. England is also introducing a national register for short-term lets. It was not yet open in October 2026, and once it is, each property will need to be registered. We go through all of this with you during onboarding.
In England a self-catering property is assessed for business rates instead of council tax when it has been available to let for at least 140 nights and actually let for at least 70 nights in the past year. Below that it stays on council tax. The Valuation Office Agency makes the assessment, and we guide you through the application.
Yes. Tell us the dates you want and we block them on every platform. The home stays yours.
Our fee is deducted at source and your net income is paid directly to you. You receive a clear statement every month and can check bookings and occupancy at any time in the owner portal.
No. We work with a limited number of homes so each one gets proper attention. If your property is not right for short letting, we will tell you, and say why.
Tell us a little about it. We'll prepare a conservative income projection for your postcode and call you to talk it through.
Your enquiry is on its way to us. We'll be in touch personally, usually within one working day.
