Ask an experienced operator where property protection really happens and the answer is unglamorous: before the booking is ever confirmed. Verification is the gate — everything else is backup.

Identity, verified

Every guest we host is identity-checked: government ID matched to the booking name, verified contact details, and payment credentials that tie a real person to the reservation. Anonymous bookings are where problems begin, so we simply do not accept them.

Reading the booking, not just the name

Patterns matter. A one-night Saturday booking of a large house by a local guest reads very differently from a couple booking a week in advance. We screen for the classic party-risk signals — last-minute local one-nighters, mismatched group sizes, evasive answers — and decline or query bookings that do not add up. Clear house rules, agreed in writing before arrival, remove ambiguity later.

Deposits change behaviour

A pre-authorised security deposit does two jobs: it funds small remedies without dispute, and — more importantly — it changes how guests treat a home. People are simply more careful with their own money on the line. Our approach is detailed in this guide to deposits.

Layers behind the gate

Verification is the first layer of a deeper system: platform protections, damage cover, appropriate insurance and rapid incident response — all covered in our overview of risk reduction. But the honest truth is that a well-vetted guest almost never needs any of them.

What owners can expect

Across professionally vetted bookings, incidents are rare and minor — the occasional broken glass, not the tabloid horror story. Screening will very occasionally cost a booking; that trade is one we make gladly, because protecting your asset is the point of being trusted with it.
