Our Property Protection Process

Owners deserve to know exactly what "we look after your property" means in practice. This is the protection process every Prima Stays home goes through — step by step, stay by stay.

Step 1: Onboarding audit

Before the first guest, we audit the property: safety certification (gas, electrical, fire), insurance suitability, an inventory with photographic condition records, and a review of lease, lender and planning permissions. Gaps are fixed before going live, not after.

Step 2: Screening at the gate

Every booking passes identity verification and risk screening. House rules and occupancy limits are agreed in writing; bookings that do not add up are questioned or declined.

Step 3: Deposit on every stay

A pre-authorised security deposit sits behind each reservation — released automatically when, as almost always, nothing needs it.

Step 4: Inspection every changeover

Housekeeping doubles as inspection. Condition is photographed, faults logged, and maintenance triggered the same day. The property is examined dozens of times a year by people trained to notice.

Step 5: Layered financial protection

Deposits for the small, platform programmes for the medium, specialist insurance for the serious — the structure explained in Damage Protection Explained.

Step 6: Incident response

When something does happen: document, remedy, resolve, report. Owners hear about problems in the past tense, with the solution attached.

Step 7: Transparent reporting

A monthly owner statement covers bookings, income, expenses and property notes — full visibility without any of the workload.
