Damage Protection Explained

"What happens if a guest damages my property?" is the first question most owners ask — and it deserves a precise answer rather than reassurance. Protection for a short-term rental is layered, and each layer does a different job.

Layer one: the security deposit

A pre-authorised card hold covers the everyday: a stained sofa cushion, a broken lamp, an extra cleaning requirement. It resolves small matters quickly and fairly, backed by our photographic changeover records. Details in our deposits guide.

Layer two: platform protection

Major platforms provide host damage programmes — Airbnb's AirCover being the best known — offering cover that can run to seven figures. These schemes are genuinely useful but are not insurance: claims require evidence and timeliness, and certain categories are excluded. We treat them as a strong supplementary layer, never the foundation.

Layer three: specialist insurance

The foundation is a proper short-term rental insurance policy. Standard home or landlord insurance typically excludes paying guests — a gap many self-managing owners discover only at claim time. Specialist policies cover guest-caused damage, public liability, loss of income and the building itself. We guide every owner to appropriate cover at onboarding.

Layer zero: prevention

The cheapest damage is the kind that never occurs. Verification, sensible house rules, occupancy limits and changeover inspections mean the layers above are rarely tested.

When something does happen

Our process is calm and quick: document, quote the remedy, resolve through the correct layer, and keep the owner informed — usually before they would ever have known.
