Not every property makes a great short-term rental — and owners deserve an honest answer before committing. These are the factors we weigh when we assess a home, and they are the same questions you should ask.

Location does the heavy lifting

Guests choose places before properties. Homes within walking distance of Bath city centre, Bristol's harbourside and Clifton, or a sought-after Cotswolds village start with an enormous advantage. Further out, demand still exists — contractors, relocations, family visits — but pricing power softens. If your property is in one of the South West's strong markets, you are already halfway there.

Layout and capacity

Sleeping capacity drives revenue. A two-bedroom home that sleeps four comfortably will typically out-earn a large one-bedroom, and a well-configured three-bedroom sleeping six can be exceptional. Parking, outdoor space and a workable kitchen all extend the audience — from weekend couples to families and small groups.

Character earns a premium

Period features, tasteful interiors and a sense of place photograph beautifully — and photography is what sells nights. The practical checks

Before switching, confirm three things: your mortgage or lender permits short-term letting; your lease (if leasehold) allows it; and your local planning context is clear. We handle safety compliance, insurance guidance and listing setup as part of onboarding.
